Give 30 days written notice
Required under ORS 90.427. Submit via Messages here or via first class mail. Your notice starts the 30-day clock regardless of where your lease end date falls.

Request a pre-move-out inspection
Your right under ORS 90.302 — request this within 2 weeks before your move-out date. You get to walk through the unit and fix items before they become deposit deductions.

Clean and restore the unit
Return the unit in the same condition as move-in (minus normal wear and tear). Review your move-in condition report as a reference.

Return all keys and access items
All door keys, mailbox keys, fobs, and garage openers must be returned on or before your move-out date.

Final walk-through and condition report
Both you and Daniel will sign a final condition report via DocuSeal. This is the basis for any deposit deductions.

Receive deposit within 31 days
Oregon law (ORS 90.300) requires your deposit to be returned — with an itemized statement — within 31 days of your move-out date. Penalty for failure: 2x the deposit amount.
Deposit deductions — what's allowed
Normal wear and tear — NOT deductible
Small nail holes, minor scuffs on walls, carpet wear from normal use, minor fading — landlord cannot deduct for these under ORS 90.300.
Damages — deductible
Large holes in walls, broken fixtures, carpet stains, unauthorized paint, pet damage beyond the pet deposit, missing fixtures, cleaning if unit left in unclean condition.
